Our perspective has consistently been that by investing with local, expert operators in the less efficient small and mid-size real estate market, both our partners and HG can more consistently generate superior returns over time. This strategy has been successful. HG provides its operating partners with joint venture capital to acquire, develop, and reposition commercial and residential property. Each investment is typically in the small- to mid-size market segment, where there is less competition from large, institutional investors. This strategy has generally allowed our ventures to acquire properties at a lower cost and higher profitability compared with similar institutional sized transactions.
By focusing on markets we understand and being opportunistic with regard to the type of asset in which we invest, HG has successfully navigated market cycles. Further, we see our size range as the primary environment of entrepreneurial operating partners, and believe real estate continues to be a local business where local professionals have the greatest impact.
